Headquarters Complex 

Farnborough Business Park

Initially designed as a masterplan incorporating a speculative 20,000 sq.m. family of office buildings for SEGRO on their IQ Farnborough business park, the development comprises four office buildings, a café pavilion and a multi-storey car-park building.

Once planning permission had been granted SEGRO let the whole campus to Fluor, the multi-national engineering giant. The programme from start to completion was exceptionally tight because of Fluor’s other lease arrangements, and required an innovative and collaborative effort between the end user, the client, design team, contractor and suppliers.

The development succeeds in creating a visually stunning backdrop to the award-winning, refurbished Airship Hangar whilst remaining in context with the adjacent hotel, offices and the important remnants of UK aviation history in the form of the listed buildings to the east of the development.

Sustainability

Despite the brown field nature of the site the mature trees and woodland adjacent was recorded as an area of ecological value.

This area became an exclusion zone and electronic timed watering was introduced to ensure the habitat remained protected throughout the duration of the project.

When this area was surveyed in 2005 only seven individual plants were found; this number has significantly increased and the population is now around thirty plants  – testament to the measures taken by the construction team.

Collaboration

Contractor and major sub-contractors, such as concrete frame, curtain wall and precast concrete suppliers, were appointed through negotiation at an early stage, enabling these critical disciplines to become part of the wider design team and ensuring that the design process was efficient and co-ordinated giving benefits of both programme and budget. This was essential to the developer client SEGRO in that it allowed them to meet the timescale requirements of the incoming tenant who may otherwise have gone elsewhere. 

The complex was designed and built to a fast track schedule without compromising our stringent quality requirements.
